The way towards community housing (Gemeindewohnung)

  1. In which cases and who can apply for community housing/ Smart apartment in Vienna?

  • everyone who has reached the end of his/her 17th
  • Austrian citizens, Swiss citizens or EU/ EWR citizens
  • Individuals who have a recognized status of a refugee or a “Daueraufenhalt-EU”[1] residence permit according to NAG[2]
  • The applicant should have lived on the same address in Vienna for at least 2 years and should have a main residence on that certain address. All other flatmates should have the same long-term main residence on that address. Only newborns which have been born in Austria are excluded from this requirement.

 

  1. Which requirements should meet the applicants to receive community housing?

 

To get community housing (Gemeindewohnung) the applicants should meet one of the many requirements:

  • Overcrowding- this case is applicable when two people live in a one-room apartment, three people live in a two-room apartment and when four individuals live in a three-rooms apartment.
  • The current apartment is detrimental to the health of the occupants. For example, if mould is present in a humid ground-floor flat, the degree of detriment should be examined and confirmed by Baupolizei (MA 37)[3].
  • Need for housing due to illness or advanced age. This could be the case of a long-term disability or illness confirmed by a doctor, which impedes the further usage of the current apartment or when the applicant has reached the age of 75 (and there is no elevator or there is just on WC in the hallway).
  • Young Viennese preregistration-this considers individuals who are under the age of 30 and are married or single parents or pregnant who have no own apartment but live with their parents or grandparents and have a long-term residence in Vienna.
  • In the case of a separate household or a divorce or an impossibility to run a household together with the partner.
  • Income ceiling – in no case net incomes should exceed:

For 1 person 47.210 €

For 2 people 70.340 €

For 3 people 79.600 €

For 4 people 88.860 €
